A Trade That Has a Season

Avoiceforbrady works on garage doors across Long Beach from a base on Pacific Coast Hwy in the 90806 ZIP. Most of what we do is ordinary garage door work, but the shape of our year is set by a handful of wet weeks.

Rain here is not spread out. It arrives in a small number of storms between late autumn and early spring, and it arrives hard. A garage that has been bone dry for eight months can take water in twenty minutes.

Why We Push the Pre-Season Check

Because almost nothing we find in a storm is new. The corroded splice was corroded in July. The apron has sloped back toward the door since it was poured. The release cord seized the week somebody last used it, which for many houses was never.

Rain does not create these faults. It reveals them, all in the same week, to everybody at once. That is the worst possible time to be booking a tradesman and the worst possible time to be paying one.

So we spend September and October doing unglamorous hour-long visits. Level on the slab, look at where the downspouts land, check the clearance at the jambs before timber takes up moisture, open the sensor splices, test the release, and find out whether the opener has a working battery in it or a dead one.

The Power Cut Half

The second half of the job is what happens when the lights go out mid storm. California has required battery backup on residential openers installed or replaced since July 2019, which covers newer installs and leaves a great many older Long Beach garages with no backup at all.

For those, the manual release is the whole plan. It needs to work, and whoever is home needs to know how to use it safely. We would rather spend ten minutes showing someone that than take a callout because a car is sealed in.

What We Will Talk You Out Of

New bottom seals, mostly. People ring about water under the door and expect to be sold rubber. Half the time the seal is fine and the water is being delivered to the door by the driveway. Fitting a seal against that is money spent on the wrong end of the problem, and we will say so.
