Look at the Ground First

Almost every wet garage in this city is a ground problem. The door gets blamed because the door is what the water walks under, but a garage door is a curtain, not a dam. It was never designed to resist water arriving with any momentum behind it.

So the check starts outside, with a level on the apron.

The Slab and the Apron

The concrete outside the opening should fall away from the door. Plenty of Long Beach driveways do not, either because they were poured that way or because the slab edge has settled over decades of clay soil moving with the seasons.

What we measure:

• The fall across the apron for the first several feet outside the door.
• Whether the joint at the threshold has opened up and is holding water.
• Any dish or low spot where a puddle sits directly against the bottom section.
• Where the downspouts actually discharge, which is very often within a stride of the opening.

A downspout is the single most common culprit. It concentrates the entire roof of a garage into one stream, and if that stream lands on a slab that falls the wrong way, it is being aimed at your door on purpose.

Clearance Before the Swell

Timber takes up moisture. A wood or composite door grows across the grain when the air is wet, and the jambs and header that the tracks are lagged to move as well. The combined effect is a door that had adequate clearance in August and none in December.

Checking now means we can take the clearance back before the swell rather than after, when the only options are worse. Forcing a bound door with the opener is how track gets bent and how a section gets a permanent crease in it.

Steel doors do not swell, but the frame around them still does, so a steel door in a timber opening can bind for exactly the same reason.

The Damp Electrical Half

Low voltage sensor wiring is the quiet failure of the wet season. It is bell wire, often stapled along a stud through insulation, and wherever a previous installer joined it with a twist-on wire nut the joint is open to the air.

Damp gets into the cap. The copper corrodes green. Resistance climbs, the signal drops, and the opener reads a perfectly clear beam as blocked and reverses. Sensors get replaced for this constantly, which fixes nothing, because the sensors were never the problem.

We open the splices, cut back to bright copper, and re-make them with sealed connectors. It is a twenty minute job and it is the difference between a door that works all winter and one that starts refusing to close in the first damp week.

The Rest of the Hour

While we are there: the safety reversal tests that UL 325 exists for, both the photo eye interruption and the mechanical force reversal. Hinges and rollers looked at for rust at the bottom of the door, where salt and rain both collect. Bottom seal checked, honestly, and left alone if it is sound.

What It Is Worth

An hour, most of it spent finding nothing much. That is the point. The faults it does find are the ones that would otherwise present as an emergency in a week when every garage door company in Long Beach is booked solid.
